By accessing or using Vacation.ph, you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use our platform. We may update these terms from time to time, and your continued use constitutes acceptance of any changes.
Vacation.ph is an online marketplace that connects guests with property hosts offering vacation rentals, resorts, villas, cottages, and other accommodations across the Philippines. We are a platform facilitator — we do not own, operate, or manage any of the listed properties. Hosts are independent operators responsible for their properties and services.
To use our services, you must be at least 18 years old and capable of entering into legally binding agreements under Philippine law. You must provide accurate and complete information during registration. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
When you make a booking on Vacation.ph, you enter into a direct agreement with the property host. Payment is processed securely through PayMongo. We accept GCash, Maya, GrabPay, and credit/debit cards (Visa, Mastercard, JCB). A deposit (percentage set by the host) plus a non-refundable service fee is required to confirm your booking. The deposit is held securely and released to the host after the cancellation deadline passes. The remaining balance is payable directly to the host upon check-in.
Vacation.ph charges a non-refundable service fee of PHP 200 per booking. This fee covers platform operations, customer support, and payment processing costs. The service fee is clearly displayed during checkout and is separate from the property deposit and any host fees.
Each property has a cancellation policy set by the host. The three tiers are: Flexible: Free cancellation up to 1 day before check-in. Deposit is fully refundable (minus payment processing fees). Moderate: Free cancellation up to 7 days before check-in. Deposit is fully refundable (minus payment processing fees). Strict: Free cancellation up to 14 days before check-in. Deposit is fully refundable (minus payment processing fees). After the cancellation deadline, the deposit is non-refundable and is released to the host. The service fee (PHP 200) is non-refundable regardless of when you cancel. Deposits are automatically released to hosts after the cancellation deadline passes.
Hosts are responsible for ensuring their property listings are accurate and up-to-date, providing a safe and clean accommodation, complying with all applicable local laws and regulations, responding to guest inquiries in a timely manner, and honoring confirmed bookings.
Guests must treat the property with respect and follow all house rules set by the host, provide accurate personal information during booking, pay the remaining balance upon check-in, report any issues or damages promptly, and vacate the property by the agreed check-out time.
While we encourage hosts to provide accurate and detailed listings, Vacation.ph does not guarantee the accuracy, completeness, or quality of any property listing. Photos, descriptions, and amenity lists are provided by hosts. We recommend contacting the host directly if you have specific questions about a property.
Vacation.ph acts solely as a marketplace platform. To the maximum extent permitted by Philippine law, we are not liable for any direct, indirect, incidental, or consequential damages arising from your use of the platform, the condition or safety of any listed property, disputes between guests and hosts, or any actions or omissions of hosts or guests.
In the event of a dispute between a guest and a host, we encourage both parties to communicate directly to reach a resolution. If needed, Vacation.ph may assist in mediating disputes at our discretion. For unresolved disputes, parties may seek resolution through the appropriate courts or alternative dispute resolution mechanisms in the Philippines.
These Terms of Service are governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising from these terms or the use of our platform shall be subject to the exclusive jurisdiction of the courts of the Philippines.
